The yield is calculated on the cash-on-cash price and based on real occupancy. The property manager submits the proven yield history from their years of managing the property.
What happens to the property manager after the sale?

They remain managing the property. The sale changes the owner, not the operation — your revenue continues from the moment you get the key.
Do listed properties have to be vacation rentals?
